How to buy land in Coorg
Buying land in Coorg usually takes seven steps: shortlist, visit, check the land records, check whether the land is converted, agree terms in writing, register the sale deed at the Sub-Registrar's office, and get the land records changed into your name. Since 2020, anyone living in India can buy agricultural land in Karnataka, whether or not they farm.
The steps
| Step | What happens | Where |
|---|---|---|
| 1 | Shortlist areas and compare asking prices | Listings, Land prices around Madikeri |
| 2 | Visit the land, ideally once in the monsoon | On site, What to check when you visit |
| 3 | Check the land records (RTC, encumbrance certificate, survey sketch) | Bhoomi and Kaveri portals, with your lawyer |
| 4 | If you plan to build, check whether the land is converted | Converting agricultural land in Kodagu |
| 5 | Agree the price and terms in writing | With your lawyer |
| 6 | Pay stamp duty and register the sale deed | Sub-Registrar's office, Stamp duty and registration |
| 7 | Get the RTC updated to your name (mutation) | Taluk office |
Visit in the rain if you can
Kodagu gets about 310 cm of rain a year, most of it between June and September. Roads, drainage and slopes look different in the monsoon, so a visit then tells you more than one in March.
Ask for the records early
A serious seller will share the RTC, encumbrance certificate and survey sketch before you agree a price. If a seller won't, that tells you something.
Building a house
Agricultural land has to be converted for non-agricultural use before you build on it. Some land is sold already converted; most land in Coorg isn't. Ask which it is at the start.
