Part of How to buy land in Coorg, a step-by-step guide.

On a site visit in Coorg, look at the approach road, the slope and drainage, water, the boundary, and whether your phone and power work there. Then ask the seller for the RTC, encumbrance certificate and survey sketch, and have your lawyer read them.

On the ground

Check What to look for
Approach road Is it usable in the monsoon? Does it reach the gate?
Slope and drainage Where does rainwater run? Any cracks, cut slopes or signs of past slips?
Water Is there a stream, a well, or a borewell nearby? Ask neighbours.
Boundary Walk it with the survey sketch. Are the boundary stones there?
Forest edge Does any side touch forest?
Mobile signal Test your own network at a few spots.
Power Where is the nearest electricity line?

Go in the monsoon if you can

Kodagu gets most of its rain between June and September. Driving the last few kilometres and walking the land then shows you the road and drainage at their worst.

Records to ask for

You can look up land records on the state's Bhoomi portal. Your lawyer should read them before you agree a price.
